Remodeling Plans and Design Services Specialist
We only design remodeling projects and have been designing them for about twenty-five years.
Remodeling work requires a specific kind of vision. There must be an ability to see the existing structure and the completed vision together, and to be able to envision the steps involved in making the transformation happen.
Many architects and designers do much better with a blank sheet of paper. They are masters at hearing a client’s needs and designing a new home that is a perfect fit. Throw an existing building into the mix though, and many are stumped. We’re the opposite. A blank sheet of paper isn’t much use to us. An existing building, no matter how seemingly hopeless, provides a starting point and the transformation becomes a puzzle. It’s way fun!
Here’s what a client in Tampa had to say when Tim Layton designed a significant whole house remodel and addition for their landmark property:
” I hired an architect to design an addition to our home and he was unable to come up with something that didn’t look like an addition. Then I found Tim Layton who came up with the perfect plan and constructed it. We could not have been happier with the professionalism of his design and the quality of his work. “

Even if You Have A Contractor or Are Acting as Your Own GC- We Offer a Design Only Option
We offer design only services including:
- Feasibility and Verbal One-Time Consultation – We just meet with you and talk out your ideas and help identify real potential and next steps
- Preliminary Design Only – We complete an as-built drawing of your home and then provide the preliminary remodeling design. This design is complete in the sense that it’s fully thought out and feasible, but does not include the working drawings.
- Architectural Drawings Only – In this case either you or your contractor already has an engineer or architect you will work with for the structural designs such as foundation plan, wall sections, hurricane code compliance, etc. We provide the concept, design, and the architectural details of the design such as interior finishes, custom items such as built-ins or details, elevations, floor plans, etc.
- Full-Service to Completion – If another contractor is involved, we can still stay present on the project to completion as part of the owner’s management team. We can assist with contractor selection, project coordination, progress consultation, and on-the-fly design decisions or updates.
